Its sad that so many new construction homes are NOT up to code!! You trust a contractor to build your new home up to the building codes and the city inspector to flag it when it's not. So do we have inspectors that are just in it for a pay check or do they just not know the codes?
When the contractor cut corners to save a buck, and believe me, SOME are, that same buck is going to cost you the buyer huge dollars later down the road!
Most the corners they are cutting aren't going to show up in the ONE YEAR WARRANTY they give you.
We hope you never fall victim to this practice. ALWAYS GET AN INDEPENDENT INSPECTION done on any home you are looking to buy! We always suggest you hire an inspector that has been a contractor. We have been in the construction business for over 40 years!!

Our last inspection turned up a VERY DISTURBING SAFTY ISSUE!! The gas lines in both the crawlspace and the attics were never supported properly or secured anywhere from the gas meter to any of the many furnaces or appliances in the home.
The seller asked us a VERY IMPORTANT question!! Why wasn't this addressed in the inspection report when they bought the house? My question to them was, why wasn't it addressed and flagged by the city inspector, when it was built 13 years ago?
As an realtor agent, you have to trust that the home inspectors you suggest, knows what to look for and will inspect a home from top to bottom! No matter how long it takes or how hard it is to crawl though these areas.
